Our website opens your door to a huge rental market that remains untapped. Hundreds of international students use our platform because it provides a safe and secure environment to connect with local landlords. Many international prospects would otherwise refuse to book an accommodation online due to trust issues.
We create and post a high-quality listing of your property on our website at no cost. However, we do charge a small service fee which applies only if you accept a booking request through our website. This fee is deducted directly from the last month’s rent. You may, at your discretion, adjust your pricing to accommodate this service fee.
1) Schedule a HD photography session and 360° virtual scan of your property for free. 2) Start receiving booking requests through our website with details about the tenant (name, age, gender, nationality, school, etc.). You have 48 hours to accept or decline an offer. 3) When you accept a booking request, the applicant’s last-month’s rent is transferred to an intermediate bank account. We then connect you with the tenant so that you can schedule a check-in time and make arrangements for access. 4) We transfer last-month’s rent to you 48 hours after the tenant moves in.
Here are important elements to consider if you wish to list your property on our website: 1) You accept individual bookings (per room). 2) Your property is furnished with essentials (bed, desk, chair, sofa, dining table). 3) Your pricing takes into account the cost of utilities (heat, water, hydro). 4) You agree to clean the room or unit before the tenant moves in. 5) The property is located reasonably close to a university or a nightlife area. 6) You are responsive and committed.
You are responsible for signing the lease with the tenant, either online or in person after the tenant has moved in. Rent A Place's responsibility is strictly limited to sending you booking requests, with terms pre-established by you. These terms will be displayed in your listing.
You do not need to rent your property on our website. At any moment, you may choose to use another service, or rent the property on your own.
Rent A Place owns the copyright of the marketing material created for your listing. The marketing material is free of use for as long as it remains on our website. We may generate a temporary link for you to use the virtual tour outside of our website, but this comes at a cost of $150 (one-time fee) and an additional $10 per month of activation per virtual tour. As opposed to virtual tours, HD photos may not be used outside of our website, in any circumstances.
